Austin Construction Intelligence: weekly market brief

Edition 1, published Oct 23, 2026, by PermitScope. Reporting period: Sep 23 to Oct 22, 2026, the latest 30-day cycle from the City of Austin issued-permit records.

This page always carries the current edition. Permanent archive of this edition: Edition 1, October 23, 2026.

1. The cycle at a glance

Austin issued permits that group into 3,064 distinct projects this cycle, from 3,896 active permit records. A project is one site with one scope of work; 517 of these projects carry more than one permit record (a building permit plus its electrical, plumbing, or mechanical companions, for example).

Residential: 2,288 projects. Commercial: 776 projects.

875 projects name a general contractor of record (our Class A). 1,946 projects are trade-led or applicant-led with no GC of record (Class B). 243 projects name no party at all and sit on our watchlist (Class C).

Only 148 of the 3,064 projects state a job valuation of $500 or more on the record. The rest state no usable value, so this brief prints a dollar figure only where the record itself states one.

The busiest ZIP codes by project count: 78744 (218 projects), 78704 (192), 78745 (167), 78731 (156), 78757 (149), and 78747 (135).

Commercial work skews to remodels: 320 commercial remodel projects against 144 commercial new builds, plus 116 commercial equipment change outs.

This is the first edition of the brief, so there is no prior PermitScope cycle to compare against. The series starts here; change-over-time readings begin with the next cycle.

2. Notable commercial projects

Ranked by the stated valuation on the city record, one entry per site. A note on values: the city prints the whole project’s stated value on each component record at a site, so the same figure can appear on several records for one project. We list each site once and never add stated values together.

4. Activity by trade lens

PermitScope maps each project’s documented scope to the trades that kind of work usually involves. These trade assignments are inference from the scope text, not a statement in the record, and not a claim that any scope is unfilled. Counts below are projects where the trade is implied. Examples repeat where one well-documented project legitimately spans many trades; the counts are the point, and every count can be checked against the linked records.

5. Most frequently named firms

875 projects name a general contractor or builder of record. The firms named most often this cycle, counted by projects where the firm is the GC of record:

Firm (as recorded)Projects
Clark Wilson Builders INC.35
OHT Construction LLC26
Joseph Design Build24
GL Hunt Foundation Repair20
Renewal by Andersen19
We Level It {formally Centex House Leveling }19
PWD-Austin, LLC (d/b/a or registered trade name) Pella Windows & Doors of Austin16
Hentana Construction LLC14
Paradisa Homes, LLC13
Douglas Foundation Repair12

The mix matches the cycle: with 473 residential repair projects and 349 change outs on the books, foundation repair and window firms show up often because that is the work being permitted, alongside production and custom home builders.

6. Method and limits

How this brief is built. Source: the City of Austin Open Data portal, Issued Construction Permits dataset, at data.austintexas.gov. We fetched 4,690 records for the period, set aside 794 records whose status was not Active (769 Final, the rest expired, withdrawn, void, or on hold), and kept the 3,896 Active permits. Permits that belong to one project at one site were merged: 832 duplicate records were absorbed, leaving 3,064 projects. Valuations print only where the record states one of $500 or more; Austin records also carry $1 placeholder values, which are never shown as dollars. Where projects at one site share a stated value, the site is listed once.

What a permit does and does not mean. A permit documents that specific work was authorized at an address and names the parties on the record. It does not say that any scope of work is unfilled, available, or still open to bid, and nothing in this brief claims exclusivity or availability for any project. Trade assignments are inference from scope text and are labeled as inference. Named parties are business parties printed on public records. Figures were reconciled against the source dataset before publication.

New to reading permit records? Our guide on how subcontractors use permit data walks through this method step by step, with real Austin examples.

Appendix. How every number was computed

All figures come from the verified Austin dataset (the PermitScope qualification engine output for this cycle), computed into a data file saved with this brief:

Project and permit totals: count of grouped projects, and the sum of each project’s permit count. Lead classes and segments: counts of the values the engine recorded on each project. Totals reconcile with the engine’s reconciliation file (4,690 fetched, 3,896 permits in projects, 3,064 projects, 832 absorbed).

Notable commercial: commercial projects with a stated valuation of $500 or more and no conflicting valuation fields, sorted by stated value, one entry per site address.

Residential counts: counts of the recorded work-type field within residential projects. Pool count: residential projects whose matched scope includes a pool, any work type.

Trade counts: count of projects whose implied-trades list contains the trade. Implied trades are the engine’s inference from scope text.

Firm counts: count of projects per GC-of-record field, grouped after removing the city’s asterisked MAIN folder markers from names, display cleanup only.

Examples: chosen deterministically, highest record confidence first, then most recent issued date.
